15 Story Star Class Hotel in Jaffna as Sri Lanka's Northern Province Develops Rapidly. The Hotel Yarl Jetwing is a Joint Venture between Mercantile Merchant Bank Ltd and Jetwing Group

The rapidly developing Northern Province following the defeat of terrorism has become a springboard for local and foreign investors seeking investment opportunities in Sri Lanka. Construction of a 70-room, 15 storeyed star class hotel in the heart of Jaffna will be launched tomorrow.

Mercantile Merchant Bank Ltd, and the Jetwing Group through an equally-owned joint venture will invest Rs. 700 million on this hotel project.

The hotel Yarl Jetwing will be constructed near the Old Clock Tower Road, in Jaffna.Designed by Design Group 5, the hotel will have a roof top swimming pool and a Presidential Suite and the construction work is to be completed within 18 months.

The location of the hotel will be adjacent to the Rs. 500 million new shopping and entertainment complex being built by Cargills (Ceylon) Plc. Courtesy-news.lk

Sri Lanka's Jetwing Plans Resorts in Central & East to Add 500 Rooms over next 2 Years

Sri Lanka's privately held Jetwing leisure group, is planning new project in the central and war-torn eastern areas of the island that will add 500 rooms over the next two years catering to a post-war boom, officials said.

"We are really excited about the East and we want to build in Trincomalee, Arugam Bay and Pasikudah," Jetwing chairman Hiran Cooray said.

"We think there is lot of potential in the East."

Tourist arrivals have increased by 46 percent last year and the five months up to May arrivals have increased 40 percent to 328,000 from a year earlier.

Pasikudah, a once popular resort destination before ethnic riots and the Tamil Tiger insurgency is making a gradual comeback with hoteliers aggressively constructing hotels along the bay.

In May 2011 Maalu Maalu Resorts and Spas opened a 40 chalet fishing village style resort in Pasikudah, the first resort hotel to complete construction in the small fishing hamlet since the end of the war in May 2009.

The Jetwing group is looking at building an managing a 750 million rupee 80 room resort in Pasikudah.

"We are looking at 50 rooms in the first phase and another 30 in the second," managing director of Jetwing Hotels, Ruwan Samarasinghe said.

"Construction will begin as soon as approval comes."

Jetwing upgraded a hotel in Negambo, near Sri Lanka's international airport in the Western coast Friday to 4-star standard Friday relaunching it as 'Jetwing Blue'. The firm said it spent 8 million US dollars to spruce up the 112 room

property spread across nine acres.

The group has four properties in Negambo.

The company has already announced plans to build hotels in Colombo, Jaffna, Uppuveli and Nilaveli in Trincomalee, Kandy, Yala and Dambulla.

Jetwing says an 80 room four star hotel is on the cards for Dambulla, which will cost 800 million rupees to build.

The construction of the hotel will consolidate Jetwing’s presence in the island’s cultural triangle of Anudhapura, Polonnaruwa and Dambulla where the main tourist attraction is Sigiriya, an ancient rock fortress.

Construction of the hotel in Dambulla is set to begin over the next six month.

“We hope to add 500 hotel rooms to the industry within the next 24 months”, Jetwing’s Head of Sales and Marketing, Trevor Reckerman said.

Tourism authorities are expecting 750,000 arrivals this year and plan to attract 2.5 million tourists by 2016. Officials estimate that the industry needs 35,000 hotel rooms to cater to the demand up from the current 15,000.

Jetwing Goes Public with Five New Hotels in Yala, Dambulla, Trinco, Jaffna and Colombo

The Jetwing Group has plans to go public with the five new hotels it’s putting up this year.

“Hotels in Yala, Dambulla, and Uppuveli in Trincomalee and Jaffna, and a Colombo unit are on the cards for Jetwing this year and we plan to go public after we complete a private placement for them,” Hiran Cooray, Chairman Jetwing Hotels Ltd told the Business Times.

He said that all these hotels together will cost Rs. 4.5 to Rs. 5 billion, adding that the company has not yet finalized the modalities of listing publicly, but is discussing it. “We may list all the hotels together or do it individually,” he said.

Mr. Cooray said that while Yala and Dambulla properties are being handled by the group alone, the hotels in Jaffna, Trincomalee and at Ward Place Colombo (which will be a business hotel) will be handled with partners.

He said Jetwing has upgraded all of its hotels except for St. Andrews in Nuwara Eliya, which they’ll be doing this year. He said the company has taken a ‘firm’ decision not go to the Maldives as they feel the market there is saturated.

Mr. Cooray said that the hotel they were planning in India didn’t get the Indian authorities’ approval and this project is now at a standstill. About two years ago, Jetwing signed a management contract with Kerala Balers (Pvt) Ltd, a coir exporting company to manage a hotel in Kerala.

However, Mr. Cooray noted that Jetwing is quite strong internationally. “We have a hotel in Vietnam and we are managing one in Luang Prabang in Laos,” he said adding that Jetwing will focus on expansions within the island, while also looking out for international projects.

“The new hotels will complete the entire circuit around the country,” he said adding that Jetwing is open to explore other areas related to tourism.

Two Loris Sighted on Jetwing Trail at Vil Uyana, Sigiriya

Opportune day, opportune time! Paul Roberts of Chester England was in for the surprise of his life, whilst spending a well deserved vacation in the eco-marvel that is Jetwing Vil Uyana, a member of Small Luxury Hotels of the World. Accompanied by the resident naturalist Chaminda, he was the first to walk the newly created Loris Trail since the discovery of these rare primates inhabiting the property’s grounds two months ago.

Setting off around 10pm, Roberts had this to say: "After 10 minutes of walking slowly through the jungle with only special red lights to see we came across our first Loris. Its large eyes could clearly be seen as well as the outline of its body about 20 feet away in a tree. We then retraced our steps, scanning the trees with the red lights, and were lucky to see another Loris!"

According to Chaminda, this is the first time that Roberts had seen a single Loris, let alone two! An amazing spectacle, the northern grey slender Loris was first spotted by a sharp eyed Chaminda in late October, hiding among the many trees that make Jetwing Vil Uyana a natural habitat for all forms of nature. When Jetwing Lighthouse’s resident naturalist Anoma Alagiyawadu set out to go whale watching on the 5th of November 2010, he never in his wildest dreams imagined that he would be seeing 25 Blue Whales in the spectacular waters of the Mirissa Sea. However it was to be a red letter day as it yielded up a most unexpected sight; i.e. 25 of the largest mammal species to probably have ever inhabited the earth.

On a cloudy and windy November morning, an expedition of whale watchers led by Anoma Alagiyawadu left Mirissa at 7.30am. When returning at around 10.40am they spotted in the distance what they thought were sperm whales. However within 10 minutes they recognized the large pod of whales to be Blue Whales who were travelling with the water current from West to East possibly towards the Bay of Bengal. At this time the team was in a boat which was 8.86 nautical miles away from the coast of Mirissa.

The whales were reported to be seen travelling on the surface of the ocean at quite a speed while doing shallow dives as they moved through the waters. The Blue Whales were travelling close together either in pairs or individually.

Jetwing’s naturalist confirmed that he counted 25 Blue Whales around him but he swears that there were more in number although he cannot give an exact figure. This discovery is certainly exciting news for Whale enthusiasts as it spells increased whale activity off Sri Lanka’s southern coast.

In 2007 it was confirmed that migratory whales were passing through Sri Lanka’s southern seas. This confirmation led to southern Sri Lanka being named the "Best place in the World for seeing and photographing Blue Whales". This is especially true during the months of December to April when the calm southern seas are the perfect time during which to observe not only Blue Whales but Sperm Whales and Spinner Dolphins as well.

As a result Mirissa, less than an hour’s drive from Jetwing Lighthouse has become a popular spot for whale watching excursions. Furthermore, Jetwing Hotels have taken a lead in ensuring that responsible whale watching is promoted. Go Vacation Comes to Sri Lanka with Jetwing Travels

The DER Group, part of the German REWE Group, is to set up a joint venture with Jetwing Travels, one of the leading destination management companies in Sri Lanka. The new incepted destination management company in Sri Lanka will operate as Go Vacation Sri Lanka.

The DER Group will hold a 40 percent stake in the new Joint Venture and will be represented by Go Vacation Thailand, Bangkok.

Go Vacation Thailand is a member of the REWE group of companies and acting as a regional office for their tourism ventures in South East Asia.

The new Joint Venture will be in business from October. REWE's stake in Go Vacation Sri Lanka will round off its agency portfolio in Asia and also focus their tour operator activities in the destination of Sri Lanka.

With the addition of Go Vacation Sri Lanka to the existing ventures of Go Vacation Thailand and Go Vacation Indonesia the brand of Go Vacation will be present with more than 10 own offices in the popular tourist destinations of Thailand, Indonesia and Sri Lanka.

Sri Lanka Jetwing Plans a Hotel in Northern Jaffna Peninsula

Sri Lanka's Jetwing group plans to build a hotel in the northern Jaffna peninsula, part of the former war zone which is recovering after the end of the island's ethnic war, an official said.

Hiran Cooray, chairman of Jetwing, said the hotel was part of the group's expansion plan to cater to booming tourist demand following the end of the 30-year ethnic war in May 2009.

"We're planning to build 60 rooms in Jaffna," he told the annual conference of the Institute of Certified Professional Managers. "We've identified a block of land."

Tourist arrivals into the island have risen sharply with the end of the war and removal of travel warnings, with most hotels reporting heavy bookings for the forthcoming winter peak season.

Cooray, who is also chairman of the Pacific Area Tourism Association (PATA), said the group caters to demand from local tourists as well.

"About 15-20 percent of business comes from the domestic market. It is one of the reasons we survived during the conflict."

The island's tourist industry had been in the doldrums for decades because of the ethnic war.

S Kalaiselvam, director-general of the Sri Lanka Tourism Development Authority, said the government has allocated five blocks for resorts in the north under a new tourism development plan.

Two of the blocks were in Jaffna.

Jetwing Hotels will commence building eight new luxury hotels within the next six months covering all parts of the country. The hotels are planned to be set up in Colombo, Jaffna, Yala, Uppuveli, Kuchchaveli, Balapitiya, Kandy and Hambantota, Jetwing Hotels Chairman, Hiran Cooray told Daily News Business.

The investment of these hotels are estimated as Rs six billion.

These projects will be funded partly by the internal earnings, borrowings and private placements.

With these new eight hotels the company completes its portfolio with 18 hotels.

He said Jetwing Blue Oceanic and Jetwing Seashells in Negombo will be re-branded as Jetwing Blue and Jetwing Sea after these two hotels are reconstructed with added facilities in December.

Jetwing Blue is reconstructed with Rs 700 million, while Jetwing Sea is re-built with an investment of Rs 500 million.

Jetwing Blue is targeting the South Indian market as travelling is convenient and with its expanded conference room.

This will also provide many benefits to the Meetings, Incentives, Conferences and Exhibitions (MICE) industry.

The company has bought the Blue Lagoon resort in Negombo and it will be opened next month after the refurbishments.

Jetwing Hotels has also taken over the management of the Tangalle Bay hotel and is being renovated to upgrade its level to a luxury.

The company has eventually planned to get listed in the Colombo Stock Exchange (CSE) within the next 24 months.

We have no immediate plans to diversify. Nevertheless, the company will first develop their hotels before entering into the market, Cooray said.

Jetwing Hotels is building and will be the managers of a luxury hotel in Luang Prabang, Lao.

The company already deals with another two hotels in Vietnam and New Zealand.

The hotel in New Zealand is owned and managed by Jetwing Hotels.

Sri Lanka's LOLC Leisure Buys Jetwings Tropical Villas in Beruwala Golden Mile Beach

LOLC Leisure, controlled by Lanka Orix Leasing Company PLC has acquired a 60 percent stake, or 6.2 million shares, in Jetwings Tropical Villas beach resort for Rs. 310 million, the company said in a filing with the Colombo Stock Exchange last morning.

"In May this year the LOLC Group made its maiden entry in to the leisure sector by acquiring three hotels namely Palm Garden, Riverina and Eden hotels. With the acquisition of a fourth hotel adjacent to these three, LOLC Leisure limited has now increased its footprint to over 25 acres of prime beach-front land, located on one of the best stretches in the South of the country referred to as the ‘Golden Mile’," the company said.

Quoting Central Bank data, it said the hotels and resorts sector contributed a negative 16.7 percent to the economy during the first quarter of 2009. After the war, the sector made a spectacular recovery to post a 61 percent growth during the first quarter of this year.

"The group is in the process of examining the acquisition of suitable land and conducting studies to launch similar ventures in the East coast of the country," the company said.

Profit up by 102pct for Sri Lanka's Lighthouse Hotel, Galle

Lighthouse Hotel, a unit of Sri Lanka's Jetwing leisure group said profits rose 102 percent in the March quarter to 32.2 million rupees amid a pick up in tourism, interim accounts showed.

Revenues rose 34 percent to 110.3 million rupees in the quarter. Sri Lanka's peak tourism season is the European winter, Sri Lankan hotels make most of their money in the December and March quarters.

Lighthouse's full-year profits 22.6 million rupees, giving earnings per share of 49 cents for the year.

The firm is trading at around 65 rupees giving a price to earnings multiple of 132 times. The dot com type earnings multiples are reflect the current highly optimistic expectations for hotel shares.

The hotel has 63 rooms and analysts say expansion prospects are not high.

Hayleys, a listed Sri Lankan group sold out earlier in the quarter at prices over 60 rupees and the latest shareholder list shows large stakes owned by state institutions.

The two main shareholders are Jetwing Hotels Management Services (24.02 percent) and Mercantile Investments (14.36 percent).

Employees Provident, a pension fund of private citizens managed by the state now has 11.09 percent, the Bank of Ceylon 9.78 percent, National Savings Bank 4.35 percent.

Sri Lanka's state state banks, have been active players in the market in recent months, despite the government going through a cash crunch and concern being raised about renewed money printing and rising inflation.

Sri Lanka’s Tourism Industry to Invest over Rs 10bn as 2.5mn Visitors are Expected by 2016 Up from 447,890 in 2009

Sri Lanka’s bullish tourism industry players are to invest over Rs. 10 bn. within the next three years into the industry which is earmarked as the most buoyant thrust industry the country is to see during the next few years.

One of the country’s largest travel and leisure sector players- Aitken Spence will invest Rs. 2.5 bn while the next two biggest hotel chains- John Keells Holdings (JKH) and Jetwings Group are planning to invest nearly Rs. 3.6 bn each.

Managing Director of Aitken Spence Hotels, Malin Hapugoda, told The Nation Economist that Aitken Spence Hotels Holdings PLC declared a rights issue to raise nearly Rs. 2,500 mn to finance new projects/investments to maintain the Company’s position as a leader in the hotel industry. “We will heavily invest in tourism as our hotels would contribute more than what they contributed in the past. We are looking at strategic ventures at strategic locations. Out of Rs. 2.5 bn raised, Rs. 625 will be set apart for hotel development in the North and East under which 108 acres in Nilaveli has been set apart for mixed development project complete with luxury chalets and apartments,” he said.

“We are also looking at converting the 64-roomed Neptune Hotel, Beruwala, into a specialised Ayurveda and Wellness Resort and to brand it as ‘Heritance Mahagedera’ at a cost of Rs. 375mn. Furthermore, a Rs. 625mn joint venture with the international resort chain - Sixth Senses, to construct a boutique resort in the south west coast is also on the cards,” he added.

“The remaining Rs. 625mn is set apart for investments in India, one of which is the Heritance Cochin project, which with its 57 luxury floating villas will commence operations by November 2011 in the backwaters of Kerala,” Hapugoda said.
“Although Aitken Spence owns and manages nearly 2,300 rooms, only 864 are in Sri Lanka, another 375 are in India, 440 in Oman and another 600 in Maldives, in a bid to reduce the risk that had been posed to the country during the three decade old war. After the end of the war, its focal destination would now be Sri Lanka,” he added.

Speaking to The Nation Economist, head of Cinnamon Hotels and Business Development of the John Keells Holdings (JKH) Roshan Gurusinghe said that the Group was looking at extensive expansion in the hotel industry. “There is a lot in the pipeline. The South Wing of the Cinnamon Grand Hotel, comprising of 254 rooms, will be re-furbished during the next few months at a cost of Rs. 400mn,” Gurusinghe said.
In view of the substantial plans for expansion, John Keells Hotels (KHL) announced a rights issue to raise roughly Rs. 3.64 bn. The proceeds of the Rights Issue will be utilised to fund the refurbishment of hotels in Sri Lanka as well as for new hotel projects and for the acquisition of land for new resorts.

The current portfolio of KHL PLC, consists of seven resorts in Sri Lanka (772 rooms), four resorts in Maldives (440 rooms) and four prime properties in Sri Lanka, in which KHL plans to build 410 more rooms along the South and East coast within the next two years, with the proceeds of the rights issue. Refurbishing of 133 roomed Bentota Beach Resort and re-branding as “Cinnamon Beach Bentota” and renovating and re-branding of 115-roomed Coral Gardens, Hikkaduwa, will cost Rs. 800mn each. Constructing of 100-roomed new resort in Ahungalla is to cost Rs. 1.6bn, while another would be spent on building a 190-roomed resort in Beruwala. Re-branding of Club Oceanic in Trincomalee as 56-roomed Chaaya Blue at a consideration of Rs. 400mn and adding of a new 120-roomed hotel in East coast would cost Rs. 1.3bn respectively.

The Country’s third largest resort chain- Jetwings is also anticipating to aggressively expand but when compared with its rivals is unlikely to go for cash calls. “There are many other ways of raising the necessary funds than going for Initial Public Offerings (IPOs) or rights issues. We too have plans of expanding,” Managing Director of Jetwing Hotels Hiran Cooray said.

“The renovating of Jetwings Blue Oceanic and renaming it as Jetwings Blue will cost us nearly Rs. 800 mn while upgrading of Seashells also in Negombo into Jetwing Sea will cost Rs. 400mn. We are hoping to build two resorts in Trincomalee in Kuchchuveli and Uppuveli, respectively, for which we will spend close to Rs. 800 each,” he added.

“We will also rebuild Yala Safari Game Lodge, which was destroyed by the 2004 Tsunami, bearing a cost of Rs. 400mn, once we get the required land from the government. Finally, we will spend another Rs. 500 to 600 for our 80-room project in Balapitiya,” Cooray added.

Meanwhile, a tourism sector analyst said that nearly 1,000 rooms are earmarked by Small and Medium Enterprises (SMEs) to undergo renovation, in an exercise that will cost almost Rs. 3bn. “So altogether over Rs. 10 bn worth of investments will flood the industry,” he said.

The government is hoping to attract 2.5 million visitors by 2016, up from 447,890 in 2009, the final year of the civil strife, while it is anticipated that Rs. 230 bn of tourist revenue would flow in annually by 2016, up from Rs. 40.25 bn earned in 2008.
